1- electrical service upgraded from 100 amps to 200 amps and includes an emergency sub panel with an external generator plug. in the event of a power outage, the generator through the sub panel will run the water pump, kitchen plugs (including the fridge and the freezer in the porch) lights in the kitchen and an emergency industrial heater. most of the house has been rewired including upgraded panel in the garage and new panel in the barn.

the system acts as a heating system in the cold weather and an air conditioner in the warm weather.
geothermal is currently the most energy efficient and cost effective way to heat and cool your house.

in the event that the system is not able to extract enough ground heat to keep the house at the set temperature there is a back up electrical furnace. the vendor has yet to see the backup furnace come on, even in the -35 deg weather. the thermostat is set to 22 deg.

as the system continually cycles air through the house it also is capable of regulating relative humidity. set the desired humidity and the system maintains what is set (dehumidifier only- it does not act as a humidifier).

there are also 2 additional features (options) with the geothermal system. the first is the hot water pre heat. cold water goes into a holding tank where excess ground heat is used preheat the water prior to going into the hot water tank. doing this saves up to 70% on hot water costs.

the other feature is the air purifier/filtration system engineering dynamics 1400. the return air is subjected to a uv purification system and then a series of electro-static filters prior to returning to the heating unit.

this system is one of the most efficient air purifiers on the market (according to the glossy).

3. the basement has had new structural supports (jack posts), cross beams, stairs and the outer walls have had spray foam insulation of r20 at the headers and r12 down to the floor.

4. water and sewage- the jet pump in the basement has been replaced with a submersible pump in the well, new holding tank and pressure switch.

there is a central water distribution system that allows you to isolate any faucet or appliance without having to shut off the entire water system (beneficial in the event of say a leaky toilet on a sunday without the parts to repair it- the toilet could be isolated but water kept on to all other parts of the house).

all water hoses from the holding tank to the rest of the house are new pec piping. in addition, every inch of drain pipe in the house has been replaced.

the drainage in the house was not properly vented so it has also been completely redone. this has resulted in the (temporary) hole in the wall behind the upstairs toilet. it currently has a cheater vent (filter) which according to code cant be enclosed. this will be fixed when the shingles are redone before closing and the vent pipe is extended above the roof level.

the septic tank is a 750 gal cement tank.

5. the kitchen and bath/laundry rooms were gutted to the studs and custom built. all exterior walls that were under renovation had new insulation and vapour barrier installed. kitchen ceiling has r40 spray foam insulation.

the stove is a gas stove that has been converted to propane; this also allows cooking in the event of a power outage. there are 2-100lb tanks in the back yard, when one empties switch the regulator over and call lakeshore propane for a refill.

6. all new energy star windows (except sun porch) and doors in the house (except the main door at base of the stairs).

7. barn- new 30 x 30 red steel barn with concrete floor. 10 foot alley with wash bay drain (concrete slopes to drain). three 10 x 10 stalls with rubber mats, heated 10 x 12 tack room, 10 x 18 hay storage room.

barn is wired with front and back dusk to dawn lights (can be controlled from electric panel), gfi outlets front and back of barn. the water is in the heated tack room with an access door to the hose to ensure water throughout the winter.

currently 2 pastures (three strand electric) one with a 12 x 20 run in (matching red steel exterior).

8. new paint throughout the house and new r40 blown in insulation in the attic.
