48 Bennett St., Spencerville Ontario, Canada Located on St. Lawrence River
$215,000 48 Bennett St., Spencerville Ontario, Canada Located on St. Lawrence River Bedrooms: 3, Bathrooms: 1 Houses have many interesting stories to tell. I personally find the story of construction of this residence to be fascinating and quite remarkable. This is a one-owner bungalow built in the mid-fifties, the structural construction being overseen by the current owner and his father. Attention to detail in all aspects became the hallmark of the project. Quality products, proven construction methods, and experienced tradesmen!
This homeowner and his dad became aware of two entrepreneurial brothers who resided in the nearby township of Front of Yonge. The brothers, experiencing the challenges of farming the rocky outcrops of the Canadian Shield, the 1000 Islands region, began to realize the potential of the protruding granite knobs and highlands. They began to quarry and hand-cut the local granite stone of abundance into granite ‘bricks’. So son and dad purchased and trucked sufficient granite ‘bricks’ back to Spencerville to ultimately have a mason then lay these bricks as the stone veneer of the house that is seen today. True natural stone withstanding the rigourous test of Mother Nature’s weather elements!
To complement this feat the basement wall was also formed out of local limestone pieces to create basement walls approaching two feet in thickness. And yes, the wood framing and floor joists are the true 2” thickness. Naturally the subflooring is of sturdy tongue and groove construction. Traditional hardwood flooring is still prevalent and gleaming in the extensive living and dining areas.
All is to simply say . . . this house is structurally sound, displays quality workmanship, and represents lasting ‘value’.
True to character this one-owner proprietor has undertaken diligent care and consideration in maintaining and upgrading the house throughout the years. Vinyl windows have been installed; roof was re-shingled with asphalt shingles in 2014; and all bedroom and hallway flooring has been upgraded to quality laminate recently in 2017. A central forced-air furnace serves the heating aspect of the house, and in more recent years a propane stove was installed in the basement to provide greater comfort to the couple’s office and household needs on that level. Custom oak cabinets highlight the functional, galley-style kitchen area, although there is sufficient space for a breakfast/lunch nook to enjoy convenience dining.
The combined living and more formal dining areas are not only highlighted by the aforementioned glistening hardwood flooring, but also by a huge ‘picture window’. This bay-styled window allows for a wealth of natural lighting and for on-going ‘views of the day’.
Each bedroom is bright, of good size, and features a closet; and as mentioned, new laminate flooring.
The basement is open and neatly accommodates all utility equipment and services. The house is serviced by a 200 ampere electrical, breaker panel. A drilled well, features safe, extended above-ground access and is served by a newer water pump and pressure system. A real bonus of this village-living is that the property is served by the municipality’s sewer system.
Currently the homeowner is having all the original insulation removed from the attic in order to present a total upgrade of blown-in fibreglass insulation up to today’s R50 value code standard, complete with updating of the attic’s ventilation system.
Another special note is that of the attached carport. This huge addition, 34’ x 32’, sports an aluminum clad ceiling, a sheltered aluminum wall and aluminum clad support pillars, plus an asphalt floor. Certainly easy to maintain and quite practical for a variety of purposes.
Two significant factors which contribute enormously to the overall appeal of this offering are the beauty of the site, and of its location. This impressive residential lot measures 100 feet of frontage and approximately 194 feet in depth. The property fronts on the west side of a paved county road, this street, Bennett St., being at the north end of the village’s limits. The lot is well landscaped and features a few mature shade trees – all affording privacy, and space for play, gardening and relaxation. An all-asphalt drive complements the expansive carport, and together would accommodate 10+ off-street vehicle parking spaces.
A municipal sidewalk fronts the lot line, thereby providing accessible walking opportunity to local services such as bank, post office, municipal office, convenience stores, fitness and arts centres, and restaurants. Churches, an ice arena, recreational and fair ground facilities, an elementary school and a refurbished historic river mill all form part of this active community.
It is apparent that a true ‘locational’ bonus exists, as there is an interchange as part of Highway 416 at Spencerville, thus providing quick access to and from this major transportation artery. Highway 401 is just minutes to the south of Spencerville, as is the International Bridge to USA, and naturally the beautiful St. Lawrence River, with all the amenities that it has to offer. Larger centres such as Kemptville, Brockville and Ottawa are within comfortable driving distances.
When one considers the quality and value of this particular house, its appealing site upon which it is situated, the presence of local community services and conveniences, and the centralized, ideal location … all considered in total, this offering certainly epitomizes what I term as being an exceptional opportunity to live and appreciate the “Lifestyle of the St. Lawrence River Valley”.

137 Kingston Crescent, Prescott Ontario, Canada Located on St. Lawrence River
$212,000 137 Kingston Crescent, Prescott Ontario, Canada Located on St. Lawrence River Bedrooms: 3, Bathrooms: 2 Experience the lifestyle of the St. Lawrence Valley! Be ready to appreciate the splendour of the majestic St. Lawrence River. Be welcomed daily by the friendly faces of the Fort Town, - Prescott, a small, safe town perched on the banks of the river itself. Feel a sense of pride when you know that you are living in a most desirable, family-oriented, neighbourhood known as Wellington Woods.
"Celebrate your success!"
137 Kingston Crescent presents an excellent opportunity to take advantage of the attributes and amenities of this community and of its lifestyle. This sidesplit model is a constant, proven choice of homeowners, as it is carefully conceived to be functional in floor plan layout; yet additionally to provide privacy and versatility in room utilization.
The current homeowner has cherished this property, having enjoyed the qualities of the house and value of the lot site, since 1992. The property investment has been carefully maintained and enhanced on a regular basis. In addition to the comfortable, interior living space, the covered front verandah with its bright, southern exposure, accords extra appeal for relaxation, as does the large, inviting 14’ x 8’ rear deck. A private, fenced back lawn, accented by a quiet, wooded backdrop complements this entire offering.
When looking at the structural aspect of the house, one would readily notice that there is minimal maintenance required – be it due to the brick veneer and vinyl siding; the quality asphalt, roof shingles applied in 2007; or the vinyl windows and patio door installed in 2010. Too, all is highlighted by an interlocking brick paver walkway and driveway. Ample space is available for off-street parking.
Upon entering this residence one feels the warmth of an abundance of natural light, and the pleasurable, airy feel of openness and space. The gleam of solid cherry, hardwood flooring in the living area immediately captures one’s attention, as does the glistening, ceramic flooring in the adjacent dining area (both installed 2010). Each of these two living areas is pleasant and inviting to utilize, and naturally, quite easy to maintain. The dining area has the added benefit of providing direct, patio door access to the pleasant rear deck area, thus creating a convenient option as to whether to dine inside or out!
A practical kitchen design provides ample cabinetry, a favourable preparation and work environment, and a cozy eat-in dining area. A large window; double stainless sink; new countertop; and functional work triangle all contribute to an enjoyable, productive cuisine experience.
This split-level floor plan offers a centrally located set of short stairs to travel to the upper level; an area offering three bright bedrooms and a full bathroom. Similarly one could take a few steps to the lower level rooms – a family room, den/office area, separate laundry room, a 3 piece bath area, and considerable storage space. The freshness and cleanliness of new paint is readily apparent throughout.
‘Upstairs’ the master bedroom is generous in size and can easily accommodate larger furniture. It offers double closets and also a direct entrance to the main bath. The other two bedrooms on the south
side of the house are bright, functional; each with a closet. All bedroom floors provide the cozy, warmth of quality carpet.
Times of fun and work may be undertaken in the lower level. A large, family room presents opportunity to throw back and relax in a more casual setting. Whereas a central open, activity area offers space for office, library, studio, hobbies, or games. At the opposite end of the lower level, tucked away, is a convenient three-piece bath, including shower enclosure. An efficient laundry area boosted by natural lighting completes this portion.
The crawl space area of this house is sufficiently high enough to accommodate the hot water heater, a newer natural gas, forced air furnace (2009), and all the many off-season items and collectibles which one seemingly needs to store.
A central air system and the newer natural gas-fired furnace provide economical, year-round comfort. The house is serviced by a 200 ampere electrical service; municipal water and sewer; and natural gas. Either cable or wireless internet and TV are available.
The particular site of this property is quite appealing. A pleasingly, landscaped front yard frames the house. The rear yard is fenced, and as mentioned, backs on to a quiet, undeveloped natural woodlot space. The back yard therefore, is ideal for those relaxing barbecues on the deck, fun games in the yard, or as exercise space for that new puppy!
An appealing feature of this development is that the crescent is the sole street, thus in itself, forms a cul-de-sac. Vehicular traffic obviously is at minimum. Wellington Woods is a family-oriented community of choice. Although peacefully secluded, schools and playgrounds are within walking distance. An 18-hole golf course is situated nearby, as are the parks and walking trails associated with Prescott’s picturesque St. Lawrence waterfront. Historical and cultural sites abound; convenience shopping and amenities are nearby. Of course, Prescott is strategically located at the junction of three major transportation arteries – Highway 401, Highway 416, and the International Bridge to USA at Johnstown.
This property is an exceptional offering at a truly affordable price. This dwelling would appropriately and comfortably fit and serve families of various ages and lifestyles. Value is evident. Possession date is quite flexible. This offering is worthy of deep consideration, and certainly presents as a wise investment for the astute homeowner!... More Details

415 Dibble St.W., Prescott Ontario, Canada Located on St. Lawrence River
$199,000 415 Dibble St.W., Prescott Ontario, Canada Located on St. Lawrence River Bedrooms: 4, Bathrooms: 1-Full 1-Half This splendid offering is one to admire and to appreciate. Built in the 1920’s this brick dwelling exhibits a number of attributes of the Queen Anne style of architecture as evidenced by the elegance of a long curved verandah, by the impressive presence of a bright bay window, and by the interestingly positioned elevated deck. Too, characteristics of the more recent Arts and Crafts movement are quite apparent as demonstrated by the practical floor plan and quality, but less ornate, trim and fretwork. Truly, this is a very pragmatic structure in design and utility, yet quite exquisite and interesting in its own right.
The site of the house site is also quite unique as it is built being built on a slight slope; this gradient facilitates a design for a natural walkout to the private rear yard. How convenient and useful!
This residence offers four bedrooms, three on the second storey and one on the main level. Of course, the room on the main level provides for numerous other practical uses if four bedrooms were not required. Well preserved hardwood glistens on both levels. For convenience, there exists one full bath on the upper level, and a partial bath on the main level.
The main focal points of this charming residence however, are no doubt, the adjoining living room, formal dining room and current family room. The living room is accentuated by a huge bay window which sports a westerly exposure. This room is delightfully inviting as it is bathed in the afternoon’s rays and evening sunsets. As with this room, all rooms are extremely generous in size. A second entrance from the curved verandah also allows for more formal entry of guests directly into this elegant “sitting room”.
The formal dining room and current ‘family room’ are joined by an archway. The dining area is large, pleasantly bright, and naturally in close proximity to the private kitchen area. The adjacent family room again benefits from considerable natural lighting, is spacious and quite comfortable. This room is highlighted by a newer natural gas, high-efficient, fireplace insert which is neatly tucked into the original fireplace, with its oaken trimwork. Certainly these three rooms are complemented by natural hardwood, wide baseboard and trim, and of course high ceilings. All quite majestic!
From another functional perspective the floor plan is one of a front ‘side arrangement’ for main foyer entrance and staircase location. Thus a central hall plan efficiently leads one to all rooms on the main level, or else quickly to the upper level. The foyer is inviting and practical in layout.
The spacious eat-in kitchen is located at the southern end of the house. It is bright and provides for ease of preparation and dining. Ample cabinetry is available. The kitchen provides the access to the private deck area, which interestingly because of the slope, is elevated. A staircase leads down to the rear yard.
All bedrooms on the upper level are able to accommodate larger furniture, are bright, and have closets. The main bathroom has been pleasingly updated.
The grounds of this property are beautifully landscaped. Perennial beds abound, and a mature deciduous tree offers shade and privacy. As mentioned, the walkout from the lower level is an excellent bonus. Access for play, gardening or relaxation in the rear yard is simply available. Paved, off-street parking is available.
Recently two infrequently used electrical circuits were upgraded. No existing knob and tube wiring exists. In fact the electrical panel has been upgraded to a 200 ampere, breaker service. The house structure has been conscientiously maintained and regular upgrades have been undertaken, such as increased insulation, electrical circuitry, windows, and asphalt roof shingles, to name a few.
The house is heated with natural gas and of course is on all municipal services of water, sewer and garbage collection.
This residence is ideally located with respect to the town’s services and amenities, and indeed with respect to major traffic arteries to other larger centres. A brief walk of three blocks finds one at the shoreline of the majestic St. Lawrence River, amidst its many parks and walking paths, and near the active marina and amphitheatre. Convenience shopping, cultural, historical and recreational venues are in the neighbourhood. A popular 18 hole golf course is nearby. Access is readily available to Highways 401 and 416, and to the International Bridge.
Truly the “Lifestyle of the St. Lawrence Valley” is at one’s doorstep! This offering presents an affordable opportunity for one to partake in the treasures of the house, and to appreciate the treasures of the community.
“ Celebrate your success !”

980 MacKenzie Rd., Prescott Ontario, Canada Located on St. Lawrence River
$184,500 980 MacKenzie Rd., Prescott Ontario, Canada Located on St. Lawrence River Bedrooms: 3, Bathrooms: 1-Full 1-Half Bungalows historically have been extremely popular residential dwellings; yet by the same token may in fact be a rare commodity in a smaller urban market! Here is a perfect opportunity for an individual interested in purchasing such a property in the town of Prescott. Location, quality and competitive pricing stand this house and property in an enviable position in today’s public real estate market. The current owner has recently undertaken significant upgrades and enhancements to even present this house that much more favourably. Now all a new owner has to do is move in, put up one’s feet, reflect positively and smile confidently, knowing that their purchase was the correct one! This offering represents that ever-sought three bedroom bungalow with finished living areas on the lower level, complete with bathrooms on each level. A brief, overall, general description of this property would emphasize an upgraded, easy-to-maintain house; huge, private deck; and a completely fenced-in, rear yard. Upon entering the house one immediately would be impressed by the open-concept renovation which has been completed. The conventional compartmentalized living room, dining room and kitchen have now been opened as one living area. The kitchen area has been modernized, to include ample cabinetry, an L-shaped island, and incorporates newer built-in appliances. A complete painting of both levels creates an air of freshness and brightness throughout - truly clean, comfortable living quarters. In distinctive bungalow style the three bedrooms are strategically placed at one end of the house, together with a full, four-piece bathroom. All bedrooms are of good size, are bright, and each incorporate a closet. The current owner has had wall to wall Berber carpet installed in the majority of the lower level in 2014. With finished walls and ceilings in two large areas, living space and choice of use have been increased substantially. A large, central family room in this lower level would be the envy of many. In addition a partitioned room, which was also carpeted, now creates a host of potential uses such as office, computer room, den/library, and so on. A bathroom, complete with shower, on this same lower level was also recently upgraded with new fixtures and other enhancements (2015). Of prime importance is the recent major, electrical upgrade which the current owner had completed in 2015. Licensed electricians installed a new electrical panel and rewired the existing aluminum circuitry to current electrical code. Having been inspected by the provincial Electrical Safety Authority, a complete ESA Certificate of Inspection is now available to a new property owner and their property insurance carrier. The house is heated with an efficient natural gas furnace; and sports central air conditioning. Municipal water and sewer services are obviously connected. The exterior of this house also presents value, enjoyment and safety. An enormous side deck wraps partially around the rear of the house. All is private as a board, batten-style, perimeter fence has been installed around the back half of the house and all of the rear yard. Such effort has created a personal space for barbecuing, relaxing and of course creates a safe area for children’s play, or as an outside, exercise area for pets. An oversized garden shed located in one corner of this rear lawn provides convenient storage for seasonal supplies and equipment. Landscaping of the front lawn is appealing, includes a mature shade tree, and is flanked on one side by an asphalt drive, which offers ample off-street parking for as many as five vehicles. Too, the location of this property within the town cannot be underestimated. It is close to both public and catholic elementary schools, and the public secondary school. A bus provides transportation to the catholic secondary school in Brockville. This property is central to numerous amenities, services, and shopping within the town; and is only minutes from parks and recreation on the waterfront of the majestic St. Lawrence River. A popular eighteen hole golf course is only a drive, 5-iron and birdy putt away! Of course only minutes gives one access to Highway 401, Highway 416, and the International Bridge at Johnstown. A wise buyer would wish this property to be at the top of their list! Celebrate your success !

463 McAuley Rd., Prescott Ontario, Canada Located on St. Lawrence River
$177,000 463 McAuley Rd., Prescott Ontario, Canada Located on St. Lawrence River Bedrooms: 3, Bathrooms: 1 Are you searching for the ultimate bungalow in Prescott? It’s been found . . . and is now for sale! The condition of the house could be described as immaculate; the site as outstanding; the location as ideal; and the list price for this offering as extremely reasonable. So it’s the complete real estate package! This three bedroom bungalow was masterfully constructed in the mid-60’s and has been meticulously maintained on a daily basis by the same owner since 1967. It is a known fact that houses constructed in this era were built soundly, utilizing quality building materials. Over the years regular improvements and upgrades have been undertaken. A detached oversized, single vehicle garage, built in 2008, has added additional value and convenience to the overall appeal of this property. Pride of ownership flourishes! Upon entering this particular residence one is immediately struck by the spacious, bright rooms. Generous-sized windows throughout the house, including corner windows in the living room, allow the living areas to be warmly bathed with an abundance of natural lighting. The floors glisten with oak hardwood flooring. Walls and ceilings are flawless. The huge living room evokes a calm sense of comfort and enjoyment; and is truly designed for entertaining family and guests. The eat-in kitchen is quite large, comfortably accommodating dining furniture. Above and beyond, the quality and amount of gleaming, oak cabinetry in this custom kitchen is certainly impressive. Premium, rolled vinyl covers the kitchen floor. The three bedroom are extremely generous in size. Each sports easy-maintenance oak hardwood flooring and large clothes closets. The main floor bathroom is conveniently situated at the end of the central hallway. Over the years the interior of the lower level has been partitioned to serve various family needs as they were deemed to be of importance. The partitions are non-bearing and easily removable. Currently one finds an office area; a large room once devoted to recreational activities, now crafts based; a separate workshop room; and a laundry-storage area. Of interest too is a functional, insulated, cold storage room situated under the front verandah. The utility fixtures are neatly organized in one location. Of special note – approximately 8 years ago the homeowner noticed slight dampness at one corner of the basement. Consequently a professional firm was engaged to rectify the problem – exterior foundation drainage was replaced, and as an additional precautionary measure interior drainage, was also installed around the interior perimeter footing. Solution successful. The exterior of the dwelling is highlighted by a stone veneer front, with the remainder clad in low-maintenance vinyl siding. A wide, protective eave incorporates aluminum soffit and fascia. Similarly the garage is clad in vinyl with aluminum eaves. A side deck permits easy access to and from the house, while a private, wooden patio area unites house and garage. A covered verandah over the main entrance provides enjoyable opportunities to relax and enjoy the western, late afternoon and evening skies. A garden shed at the rear of the property serves as storage for seasonal lawn and garden equipment. The property is heated with natural gas; and has central air conditioning. The municipality provides water and sewer services. Location of a property is always significant. Being centrally located, shopping and services are easily accessible. Various amenities are minutes away – playgrounds, golf course, library, post office, cultural and historical sites, and of course the waterfront which exhibits such attractions as the harbour, amphitheatre, swimming pool, tennis courts, parks and walking trails. Two elementary schools are nearby, as is the public secondary school. A school bus transports secondary students within the catholic school system to Brockville. Quick access is available to the local major transportation arteries of Hwy. 401, Hwy. 416, and the International Bridge at Johnstown. This property offers so much value in so many ways – definitely worthy of serious consideration.
