Here are just a few reasons...
WHEN WE LIST YOUR HOME, WE WILL GO THROUGH THE HOUSE TOGETHER. Meanwhile, here are some tips for you to think about. In doing this, we will be ahead of most of the sellers (your competition) already on the market in the way your home shows.
INSIDE:
Clear all unnecessary objects from the furniture throughout the house.
Clear all unnecessary objects from the kitchen countertop. If it hasn’t been used for three months, put it away! Clear refrigerator fronts of all messages, magnets, pictures, etc. (A sparse kitchen helps the buyer mentally move their own things into your kitchen.)
In the bathroom, remove any unnecessary items from countertops, tubs, shower stalls and commode tops. Keep only your most needed cosmetics, brushes, perfumes, etc., in one small group on the counter. Open the shower curtain or shower doors. Coordinate towels to one or two colours only. A Drop of perfume on a towel will make your bathrooms smell great!
Take down, or rearrange certain pictures or objects on walls. Remove deer heads, stuffed ducks, etc., these are a turn off to a lot of buyers -- they will not tell you so… so don't take the chance - put them away! Patch and paint if necessary.
Review the house inside room by room, and:
a) Paint any room needing paint
b) Clean carpets or drapes that need it
c) Clean all windows
d) Odors such as pets, smoke, mildew, etc., get them out of the house. Hire a professional to remove these. Remove pets, cats & dogs from inside the house during showings. Pets may be very friendly while you are there … but when a stranger comes to your house some pets become very protective. Also some people are afraid of and/or are allergic to some pets. In either case, you lose, as the buyer will not consider your house.
Make sure the closets and garage are not "too full". Rent storage unit if necessary.
Leave all lights and lamps on during "showings". If you are not going to be there to turn on all lights, leave some lights on in each room during the day. Leaving curtains and blinds open and lights on make the room appear as large as possible.
Have stereo FM on during the day for all viewings. Station should be tuned to an easy listening "mood" music with the volume turned down low.
Lock Box --#1 Importance. "IF WE DON'T HAVE IT, THEY WON'T SHOW US!" Without a lock box your house becomes very hard to show and agents will only show your home as a last resort. You must make your home easy to show… put a lockbox on it.
OUTSIDE:
Check condition of paint. Look for worn and chipping paint. Repaint these areas -- especially around the front door and front trim. Nothing says you care for your home as much as a coat of "fresh" paint! "CURB APPEAL REALLY WORKS". This one thing can mean thousands of dollars to you!
Go around perimeter of the house and move all garbage cans, discarded wood scraps, extra building materials, etc., out of site or into the garage.
Check gutters, downspouts for security. Have roof inspected for dry rot, repair if necessary. Remove any debris from area.
Look at all plants…prune all bushes and trees. Keep plants from blocking windows. "YOU CAN'T SELL A HOUSE IF YOU CAN'T SEE IT." Plants are like children -- they grow fast!
Clear patios or decks of all small items, such as small planters, flower pots, charcoal, barbecues, toys, etc., (Put them away.)
Weed and re-bark all planting areas. Keep the lawn freshly cut, and fertilized. During the fall, rake the leaves. Keep lawn free of debris, dead plants or shrubs.
Remember todays buyer will more than likely, have a Home Inspection conducted by a professional before they will agree to "finally" purchase your house. You could choose to do the same thing. Hire a professional to conduct a Home Inspection on your home prior to offering your home "For Sale." Correct the defects they find and your home will be in "tip top" condition -- plus we can advertise your home as "already having a Home Inspection" conducted on it. This may make a difference to a buyer trying to decide between two similar homes. One has been inspected; one has not… which would you pick?
IN GENERAL:
Try to look at your house "THROUGH THE BUYER'S EYES" as though you've never seen it or been there before. Any time or money spent on these items will bring you back more money in return, and hopefully a faster sale. "WE ARE MAKING YOU MONEY!"
