1 Q. (from j.&b.h. rr#1 Consecon)     HOW DO I CHOOSE A REAL ESTATE AGENT THAT I CAN TRUST TO GIVE ME THE BEST ADVISE AND HELP ME SELECT THE RIGHT HOME WHEN IT SEEMS THEY ARE SO ANXIOUS TO RUSH US INTO MAKING AN OFFER ON THE FIRST HOME.
Peter's Answer-
"If the agent you have met is pushing you harder than you are comfortable with there are at least two possibilites: First he may know that this home is in fact a great home and a good buy, and may not be aware that you are just starting your search and that you need a better knowledge base before you are ready to buy. Second he may in fact be putting his personal financial interests ahead of his duties to you as a "Buyer agent". Remember that real estate agents, like insurance agents and financial advisors earn a commission based on their volume of sales; so it is imperative that you pre qualify your agent carefully to determine their level of integrity and professional capability. The best choice of agent will be experienced and sucessfull in the business and will have earned that sucess by providing valuable service and being rewarded by a strong referral base of satisfied past clients. A newer agent may have lots of integrity and enthusiasm but lack the knowledge and experience to help you acheive sucess in your search and negotiations. Other sucessful agents may or may not put the clients best interests and needs before their own personal financial objectives. In my experience, the vast majority of  "Top Producing Agents" do a very good job of guiding their buyer clients to a well informed and well grounded home purchase. A few however are more focused on their sucess than yours and may lead you into a hasty and ill advised choice.
SO: ask for a list of references; look for testimonials, seek the benefits of experienced and sucessfull agents over "Newbys", relatives, part timers, or  "Top dogs" that won't give the time you need. Avoid signing up a comittment to buy with any agent until you have carefully considered and experienced his/her service to you. Only when you are ready to put your full confidence in this agent to exclusively represent you should you sign any contract for Buyer agency service."

Sorry for such a long answer to your question but the truth is my answer barely touches the surface of this challenging issue for buyers and sellers.

LET PETER PUT HIS PROFESSIONAL EXPERIENCE TO WORK FOR YOU . BUYING A HOME IN BELLEVILLE OR SELLING A HOME IN PICTON: PETER IS YOUR FIRST CHOICE FOR VALUABLE SERVICE DELIVERED WITH INTEGRITY.
