How would you describe a man who sells your home for the price you want in ONE day?
Selling your childhood home after the death of your parents is a stressful process. In a market of homes with large square footage, granite counter tops, ensuite baths, and cathedral ceilings, you wonder how you are going to sell a basic 1960's brick bungalow in a small town, during a RECESSION. Then you live 100 miles away and need to sell fast, without significant renovations/repairs, you tend to lower your selling price expectations.
Wayne walked us through his analytical process, viewing the listings past and current for the area, so we could understand why a much higher price was attainable and WITHIN A MONTH.
He was undeterred by the fact, he was unable to take interior pictures, since we were still removing personal possessions and doing some minor renovations he had suggested.
So with only pictures of the exterior and the neighbourhood, he brillantly sold the location. The result: 3 showings the first day, and an offer for our price, with no additional repairs, and a 30 day closing.
Wayne worked with great speed, determination, intelligence, and integrity, while showing us sensitivity and humour, and giving respect and dignity to the simple house our father built.

We started out in early spring 2010 with a different agent who was unable to bring us an offer or sell our home. On July 8, 2010 we signed on the dotted line with Wayne which was 7 days after the HST came into play. When Brian and I finally decided to sell our house we thought we would try to sell it on our own. We had it posted on several advertising sites, but we were not very successful. We then made the decision to try selling through "By The Owner."

During the time we were trying to sell on our own we had Wayne come do an evaluation of our property. He understood our decision to try and sell it on our own and even gave us tips on what we could do to make the house more appealing to potential buyers. A couple of weeks went by and we did not have any success. We contacted Wayne and asked him if he would sell our house for us. We had used a Realtor the year before but did not have any luck in selling our home.

The following day Wayne had a sign on the lawn and our home was listed, with the condition that we needed a couple of weeks to fix up the house before showings. When we were ready to show our home, Wayne had many potential buyers waiting to view our property. After only 2 days of showing our property, we received an offer and our home was SOLD!! While waiting for the conditions to go through on the offer, Wayne got at least 2 potential buyers a day for the rest of the week viewing our property.

We were very happy with the offer we got and were very happy that Wayne had the house sold so quickly.

So, how does one show appreciation to a man who really takes pleasure in a job well done; who considers it thanks enough to see his clients happy and just as successful as if it were himself?

I can honestly say that Wayne spent a LOT of hours driving us 'picky' first-time buyers all over the Middlesex County, looking for right home for us. He helped us immensely to know the difference between a great value and an awesome value for our dollar, and didn't cast judgement on some high-ideals that we had when we first began our search with us. Something very noteworthy was that, even if we didn't like one of his own listings (just because it didn't suite our needs), he never once cast judgement on our opinions, nor did he try to push us in that direction, nor did he have ANY negative response or gesture toward any ONE of his listings... very very honorable to me. Which leads me to say, I'd have him sell my home just based on that fact alone!

Any questions we had were answered within the hour, as Wayne was very approachable, as well as knowledgeable. He manages both to work very hard for his clients AND he manages to stay on top of his large communication network through e-mails and return phone calls... a very noteworthy feat to say the least!

Not once did we feel as though he wasn't paying attention to us or our needs. When he books his time with you, he makes sure that he shows you the care and professional consideration that you deserve as a client, and will listen to your concerns and questions with full attention.

Wayne also managed to pull off the "Nicest Guy" award in our books, by personally picking us up to go looking at houses. On top of this, he walked us through the entire process of paperwork required to purchase our home privately without using real estate services by meeting with us personally and politely going through all of the wording with us and providing us with the answers to any questions we had, as well as giving us some very wise and helpful insight.

Even when Wayne left on vacation for a week, he phoned us personally (even when we didn't have any houses to look at yet), and gave us the contact of his other very professional associate, Kristen.
